Why wouldn't you invest in Texas or Florida?

Hi. 

I live in Toronto, Canada. But I am planning to make real estate investments either in Dallas or Miami. I am still deciding which is a better place for rental investments? 

I know that Texas has higher property tax. But overall which is a better from real estate investments?

Hi,

I am interested to real estate investments in Florida. But I am very concerned that Florida gets frequent floods and hurricanes which ends up in huge property damages. 

I am sure there are other real estate investors who would have faced these challenges and concerns. Any guidance is appreciated !

Also, does Florida have landlord friendly laws like in Texas?

I am planning to start a property management business in Texas. Can I expect to see good profits in this business?

I've owned property in both California and Texas. You are correct Texas property taxes are sky high. On my primary residence I pay double the taxes in Texas on a $800k home compared to a $1.3M home in California. On average the total middle class tax burden is higher in Texas compared to California. 

Insurance is half again higher in Texas too. The primary drivers are weather. Between hurricanes and hail damage claims are much higher in Texas.  In the 20yr life of a roof you can pretty much guarantee a hail storm requiring replacement. We had to replace the roof on our Texas primary residence. Just about half the rental properties we buy need a new roof.

California has a high income tax and Texas has no income tax. And still there are more real estate millionaires in California than in Texas. Why is that?

I have been thinking about relocating either in California or Texas. I want make this decision based on which state and city is better suited for real estate investments. I want live in a city where I can expand my real estate investments and make good returns.

Any guidance on this will be very helpful.

I see lots of post online claiming that a good rental property will make around 15% annual rental income. Is this true? 

What is the highest annual rental income (%) you have achieved so far?
