Hi Shyam,

You can definitely go south, but the market in the Sandy Springs/Dunwoody area requires a bit more local knowledge as there are parts you just absolutely don't want to touch. The closer you get to the Perimeter, the more you need to know about that particular street and area. 

I'm not super well-versed in the area West of Alpharetta/Roswell, but I know there are definitely opportunities toward the Canton and Woodstock areas. Reasonable cash flow on a SFR can still be a bit difficult to find around this area, though.

 Hi Ali, yes I am looking for cash flow every month.  I managed to find a few properties which cashflowed $300-$500 a month in Cumming but decided not to proceed after seeing the property or was outbid.  I am looking for something turnkey as I live out of state, something with very minimal work needed over the next few years. I've looked South and West but struggle to find anywhere with decent schools, which I understand is quite big for the Atlanta area.  Do you have any specific areas you recommend?

I am in the market to purchase a few SFRs in the Atlanta area and am looking for some advice on where to invest. I sold my SFR in Alpharetta in March and have gravitated towards Forsyth County, but due to the low inventory I think I may need to branch out into a different area. I have about $200k to play with and would like to leverage as much as I can to but 3-4. I have a friend whose invested in Marietta and west Atlanta, but in more of the low income areas, so I am bit weary of investing there. I had a nightmare with my last SFR so I need something turnkey as I am investing out of state. It seems there is growth north of the city but I could be wrong perhaps.


Does anyone have any recommendations on where to invest?  If I can stretch my pot to buy multiple, would be the ideal situation.

Well the realtor will always tell you it's a great neighborhood and it's certainly looking that way, but it's always good to do your own due diligence.

Hi BP Community,

I am currently under contract for a townhome north of Cumming, GA in the 30041 ZIP code for about $205k.  It's located near great schools (Chestate Elementary, North Forsyth Middle and High School), last 4 rentals were leased within a month of listing especially with Covid-19 impacts, low vacancy approximately 4%, and is located in a rather afluent and safe neighborhood.  However, it's quite rural and almost 50 miles away from Atlanta city center.  I'm also a distant investor and have not had a chance to view the surrounding area, but from what I can tell, there's not much around apart from houses and North GA Premium Outlets.


Are there any investors who can give me some insights into north Cumming rental market?

Back in February, I asked my tenant to vacate my rental property in Atlanta as I was getting ready to sell the house in the Spring market.  They unfortunately ran into some money troubles as they were having a child at the time, and fell behind on their rent.  They acknowledged and agreed that the remaining balance needed to be paid off before they moved out, which I have documented.  They still have not paid me unfortunately, so I am now considering going to collections.

I came across National Credit Services who take single and multifamly landlord cases for debt collection.  Has anyone used their services OR have recommendations for debt collection services in Atlanta?

Thanks for all the replies and suggestions.  Probably should have mentioned that the property has a power line tower on it, so automatically know it will make it difficult to sell.  Are there any suggestions on strategies to sell these kinds of homes?  The home was renovated last year.
