@Kathy Marshall that's some crazy rules!!! We don't have anything like that around here. 

@Franky Juwana you will need private money,most likely from an individual or hard money lender. Hard money lenders are so expensive but do provide a way for you to buy cash and close quickly. 

@John Truong the bank sent a letter stating I had the proper amount of funds in my account to purchase this home. Short and simple. 

@Ewan Heinemeier I have a full time assistant for property management. This house will have about 60/m for vacancy. Cap ex is low bc AC is the only major expense that's on the back end of its life.

@Shawn Giltner haha yup. Not many updated houses within walking distance to the university. New York and South Louisiana has slightly different markets 😉

@Lawrence L. We did hit some delays from the counter tops people and flooring but besides that it went smooth. 2 month turnaround and that's with having a newborn.
