Not really, its based on your income, net worth and if the bank believes in you. It's a very small, local bank.

@Eddie Lawal Great question! I knew other buyers would base their offer and comps on the price per sqft. $105,000 at 1,100 sqft is $95/ft. That's an ok deal. But $105,000 at 1,333 sqft is $78/ft, that's a great deal! Add on the fact I only paid $85,000 or $63/ft and its a phenomenal deal! Sqft makes a big difference.

@Colin McCarthy Great question! This was the 3rd time using this bank with this acquisition strategy. The first two were very successful so now they don't even ask about the property. They put a lien on a separate piece of property I own so they know they are covered in worst case scenario. I knew they would fund the purchase based on our relationship and frankly the deal itself. The deal was a no brainer. They are a dream bank and make things too easy on me. They're investing in me more than anything else.

@Joseph Prettyman Real estate always made the most sense to me for investments. I never felt there was a true competitive advantage in stock market investing like can be had in real estate. The first acquisition was very smooth. I was going to list a house as a realtor but started running the numbers and realized it would be a good first, solid investment. I wanted a turn key property for my first. I had a tenant lined up before we even closed. Glad I eased myself into the process.

@Charles Morgan I completely agree! Deals can be found on MLS but you have to be creative!

@Account Closed I must say I was intrigued w real estate from an early age. I knew by the age of 19 I wanted to be a real estate investor. I read Rich Dad, Poor Dad very early on and that gave me the right mindset about real estate. Working hard my whole life and retiring at 70 never appealed to me so I knew I had to do something different. Real estate was the answer for me. I never understood the stock, and still don't, but real estate seemed like the more attainable investment vehicle for me.
