REI Skip has worked well for me in the past.

You don't need to have a LLC in the beginning but I would strongly recommend getting one after a few deals. You want to be credible investor and it's important to set up your business structure appropriately.

My business partner and I are looking to acquire apartments  with value add opportunity in Jacksonville and Savannah. Checked on Loopnet but was unable to find anything that meets our criteria. Any tips? We're looking for 100-door complex.

My real estate mentor is my previous landlord, so I would recommend talking to people and add value to those where you can. He was able to sell his units and accumulate wealth after holding those units for about 5 years. And he also started his courses this year. The information that he has provided me throughout the years was easy to understand. There are a couple of videos from other investors I watch just broaden my horizon, but I stick with his stuff. I would recommend finding someone that you're comfortable with and has a sincere desire to help other people.

Contrary to what you read - don't do it. Save your money and then get into real estate. The majority of people fail in real estate, and that number increases 10x when starting with no money. 


 Not true, I started with no money. I spent every waking hour looking for deals, so that I can partner with people with money.


 There is a lot of valuable information here. I would agree with the savings sentiment as well as learning and perfecting your craft. You may be able to find someone who is looking to invest in real estate and may front the money for it, but do you have the skill sets to make sure they have a return on their investments? 

You can wholesale a few deals to raise the capital required. But be forward thinking.

I'm looking at a rent roll for apartments and I noticed the payments differ for each tenant. All of the units are one bedroom apartments. Is this typical with Section 8?
