@Neil Narayan - The main goal for me is to get something which will appreciate over the next 5-7 years.  I am not in a rush to sell anytime soon.  A positive cash flow would be nice but a high appreciation is more of a priority than that.

@Ronald Rohde - It's $284 psf. The home is 1373 sq ft (3 beds and 2 bath), 2001 built and requires some updates - flooring, old appliances, and few fixes around the house. I'm estimating the repair and upgrade costs to be around 20-25K. Not sure if this overall from a CoC perspective it's a good deal or not. What do you think?

Can hold it for upto 5+ years. Positive cash flow isn't the main priority but I also have been looking for SFH that don't have a huge negative cash flow.
