Fellow BP,

A relatively newbie investing in RE in partnerships. We are in the process of acquiring a LTR property which we plan to hold between 2 of us partners. We are planning to use leverage on one of the partners only. The question I have is, are there any disadvantages to this approach as against both partners being on the mortgage. How does this work when it comes to claiming tax exemption on mortgage interest paid? Would it be useful still maintain a joint account to handle income/expenses?

How is this doing in the last 6 months? The reason I ask is, I had been interested in this some time back and paused it for a while. Now I see quite a few listings coming my way and the numbers look great as well (at least on paper). I am wondering why are there so many listings on the market here. Any insights?

@Matthew Lehman - thanks for your inputs! How easy is it to rent out a 3 bed 2 bath? Is that in the normal rentable segment? Also, do we know what is the reason for the influx of people?

Hello Folks, I am looking at Jackson/Brandon MS area for any SFRs. How is the Rental market specifically in Brandon area? How has the COVID situation affected this market? Any possibilities to realize appreciation here along with cash-flow?

Hi Dylan, how is it going so far with Meridian? How is the rental market holding up through COVID? Have you been steadily investing in this area ? I see that there are not many rentals out there when I lookup Zillow. So I am not sure if this is really a good rental market at all.

Hello, how is the Job market holding up in this Metro with the Covid situation? I understand that RE market takes some time before changes show up. What are some good locations for Class B investments (if there are any) in this area?

I am looking properties to invest in Columbus, GA. Can someone provide insights on what does the job market look like and how has it grown in the last few yrs? What are the main industries/job-creators?
