I work with buyers and sellers in pierce, thurston, King, kitsap counties. I have been in real estate full time for 11 years. Looking to transition to full time house flipper and buy and hold investor.

I am a newbie to flipping. The question is when analyzing a flip should I be calculating the capital gains in the initial analyzing the deal stage. I have read lots of books and listened to a lot of different podcast but don't hear to much about this. Any input is greatly appreciated.

Yes O means occupied.

If it shows T under occupancy that would be tenant. Normally it says tenant but some people will just put the letter instead.
