Head's up to anyone looking to use SmartMove. I'm having an issue with a tenant at move-out and in digging further on my own, I found that she had an eviction 6yrs ago under a different last name. I would have thought SmartMove as an arm of TransUnion would have caught this, but was just informed by their customer service that they only do a check based on name and where previously lived, NOT by social security number. If I had known that, I would have just done a deeper dig online myself! Plus they only retain the information for 60 days. Won't waste my time running any checks with them again!!

Post: Buying on Oregon Coast - question about inspections & rentals

Hi! I'm looking to move to the Oregon Coast and think I found the property that I want to make an offer on (this one for my primary residence). However, it's one that the listing agent showed me and I'm a little hesitant to use any inspector that she recommends, just for that reason. Anyone have any experience with inspectors in the central Oregon coast (Newport area)? Any that you would recommend?? I know that I should get the septic fully inspected (tank and drain field), as well as propane tank & lines, and look for dry rot/mold. Anything else I need to make sure to have inspected?
In addition, I'm looking to possibly buy another house as a rental property. There appears to be a major shortage of long term rentals in this area, and I am hoping to jump into the market. But I've heard a lot of grumblings that the laws are skewed in favor of dead beat tenants in Oregon. Although I always do my due diligence using SmartMove (thanks to referral by BP) and background research, I'm afraid that if I get a bad tenant, it could be a nightmare to deal with out there. I'm thinking this is the sole reason for the shortage of long term rentals on the market. Vacation rental is interesting to me, but the fact that it may sit empty for a good portion of the year, and that a property management company would most likely be involved and take a big chunk of the rental income, makes this a less appealing prospect.
A little background on me....been living in the greater Denver area for 13 years and managed two rental condos for a family member for a few years here.
I appreciate any and all advice from those knowledgeable folks here on BP.

No concerns about the tenant or estopple letter now. Looks like the tenant will actually be out before closing (it's in the contract copy they sent back). Works out better for us, so we can get into the unit asap to make a few changes/updates before listing it up for rent again.

Update: Offer was accepted on that property, so we're on our way now! Thank you all again for the advice and information links. I'm getting started on the forms today. Unfortunately the offer for this property wasn't done under the LLC (since it wasn't formed yet), so we'll have to handle the transfer to the LLC later on.
Question about tenants - this property has a current tenant whose lease is up at the end of August (and won't be renewed as this tenant is getting married). I know I need to request a copy of the renter application, lease, and to get any damage or security deposit funds transferred to us...but is there anything else I need to be aware of in this situation?
