@Richard Gray if you treat occupants humanely but firm. You will usually be able to work something out. I usually offer a choice A) Time for keys - allow them to stay for 1-2 months on the condition that they give up lease NOW and sign a document that they are not the occupants of the house. B) money for keys - (same as A but the offer is money instead of time) . B) rent house at far market value.
@Andre Kirby you might have a typo in the after repair value
@Ryan Longley are you sure you can get so much rent
@Reggie Maggard are you referring to Certificate of Liability or workers comp. Most legit Hanyman business will carry a COL ( verify to make sure). When it comes to workers comp the answer is usually no.
@Diana Muresan thanks for the info
@Diana Muresan I will be the only one on the loan
@Juan Vargas thanks for reply They are only bringing capital nothing else
I am putting together my first multi family deal I need advise how to structure the deal with investors. I am bank fInancIng 75% I wIll be putting down 6.25 cash and I wIll be brIngIng In 3 more Investors who bring 6.25% each Any advice on what’s a fair way to structure the profit sharing
@Mark Andrade I don’t think you are allocating enough for closing cost I would not do this deal Your after repair value is less then you are paying for the house - red flag Your Coc is low
@J.T. Harben I am also a amiture trying to learn My only way to consider this deal was for a flip a few weeks down the line
