Hi Elias, I'm new to the San Antonio market, so the numbers I have is with limited experience. 

1) your number sounds about right

2) usually water+trash, but some cases you can have the tenants pay for everything

3) n/a

4) around $1500 , +/- $200

Thanks Wayne. My DTI isn't an issue at all and my credit is above 800. My lender said there is no other way. I will check out what you said regarding borrowing against my stocks. I guess my only other option is to just sell my other stocks that I don't want to sell XD.

I'm new to getting loan for my investment property. Recently signed a contract to purchase a duplex in TX. Most of my downpayment is in stocks. My family member gifted me a lump sum of money (because I want to keep several stocks and not sell them for awhile). My loan officer just told me that conventional federal guidelines do not allow a gift for a down payment on an investment property.

My question is, if I put the gifted money to buy stocks, then sell it and transfer back to my bank account within a week. Would they still consider this gifted money or just money from my own stocks?

Hey Robert, I’m in a similar situation as you. Currently living in the Bay but interested in out of state investing. Particularly TX, AL, TN, FL. Just bought a duplex in TX recently, I’m slightly new to investing, would love to connect.
