@Tj, thanks I'll look into that. I have a potential deal that is in the works and if this seller accepts my offer I will definitely need a contract and a title company to go to. So thank you.

@Mary I see you're in PA as well. Cqn you recommend any PA title companies that can do wholesale transactions, or how to go about finding one. I've asked tons of ppl and called some title companies and I keep striking out. What would you advise me to do?

Hello BP, Is it legal or wise to go to Jersey to wholesale a PA property? If not can anyone recommend a PA title company that is investor friendly and are familiar with the wholesaling process please? The ones I've come across don't deal with wholesalers and someone just called me wanting to sell his house and I just want to have all my ducks in a row. Don't want to come off as a newbie who doesn't know what she's doing.

Also I've heard that investor friendly title companies will give you the PA assignment contract if you assure them that you will go through them to close the deal, is this true?

Hi all, I was wondering how do I go about finding people who inherited properties that they don't want. I recently sent out a bunch of YL and recieved a good response from them. But nothing has turned into a deal yet. I plan on sending another mailing but I need to compile another list. How can I get started with this.

John Southard thanks for the advice. I definitely plan on following up with her in another month or so. Any recommendations on how to better organize and keep track of all of the sellers who have contacted me thus far. I'm averaging a call/day and I find myself with a whole lot of little pieces of paper with my notes on them. I tried using google docs but I'm not sure I'm using it correctly. Any feedback?

Hey Dan, what type of materials are you referring to. Lumber, drywall, paint?

The reason I ask is to suggest that you can get a much better discount on the painting material at Sherwin Williams appx 20-25% and at least 15% on the supplies and an additional 5% if you purchase by the case. You can get your caulk, tape, mud just to name a few things. Hopes this helps

@Deborah, no he didn't say that he would gift them to me but I'm wondering how would I be able to wholesale these properties if the they can't make a profit from the transaction.

In a traditional wholesale deal they would be my seller I sell them to my end buyer less my fee. But since they can't make a dime off of them, how can they technically/legally be the "sellers" in this situation. My only assumption would be to have them gift me the properties, I wholesale them and they are no longer costing them money to hold on to them. Every body then wins.

Hi all, I can't thank you all enough for all of your support and feedback. The BP community is awesome. I was so excited and ready to move on with this deal especially with all of you all's advice and when I called her back she said her daughter didn't want to sell the house. I was so disappointed. So I took a day to myself to accept what had happened then moved on to the next one. It's part of the business.

As luck would have it. I met with some one who has quite a few properties that were donated to his company and they really need to unload them cause they are costing them money to keep them.

So this is the deal with this one. I'm going to keep it in the same thread.
How can I wholesale properties from a company that can't make a profit from the transaction. Do they gift it to me so I can sell them? There has to be a way around this. At least that's what I'm hoping
