So I’m a little torn should I use an agent or not to sell a flip property? I don’t see the benefits other than they have a good reputation and they can help with the documents has anybody sold properties as owner…

So I purchased a distressed property a few months ago and have been renovating the home. There has been electrical Updates including a new panel, new wiring, new outlets and new plumbing everything looks to be in great functioning order but this work has been non-permitted, I am wondering if I will have any problems when I try to go and sell the home by owner. I’m looking to talk to somebody who has been in a situation like this, thank you all for reading.

I haven't considered doing Buy & Holds because I'm more into Flipping. But I have a good deal that I'm looking to close on soon and i'm just considering making it a rental and i wanted to know, what kind of loan terms should i expect to see? As far as interest rates? points? I'm confused and I'm looking for some insight from someone who may know. 

I would be looking to BRRRR this home. And I'm hoping someone may have a spreadsheet or explanation of how it all would work. Thanks for reading!

Thanks John! And hello Todd. Yes we have contingencies in place that are contingent upon the coronavirus. 

My partner just walked off of a fairly good deal due to corona related concerns. Now I’m close to closing and have a shortage of funds... what to do? Where to turn?? Do private funding partners participate with small amounts under 50k?? My financing is already set up... has this happened to anyone before??

Hello bigger pockets! Recently bought a property with 3 bedrooms and it has 4 bedrooms. Its on the mls etc as a 3 bedroom. Here’s the thing the “extra bedroom” is quite smaller compared to the others and doesn’t have electrical outlets on the wall. It does have a window that I assume is e-gress.

Wondering.. do I need to get any permitting or anything to add electrical to the room, flooring, closet, and make a small room? What are the requirements? Process? Hoping no permitting required.

I would really appreciate if anyone had a spreadsheet to share with me of there total and overall costs of the fix and flip. Specifically the rehab. Hope to hear back! Thanks!
