Spoke to the contractor and he said he doesnt have a license. I found him through thumbtack.
He didnt mention it earlier and i didnt check until the discussion of payment came up. 

Have folks used non-licensed contractors to do smaller remodeling projects like update bathrooms ?

Thanks @Account Closed. We also think thats what he is trying to do. should i take the discount and not have the receipt ?
Am i losing more later by taking this small discount ? 

We are renovating our first investment property. Our contractor has provided us with an option to get 10% discount if we pay all cash. 
When asked for the receipt, he said it would be an acknowledgement of the cash but not the usual formal receipts. 

Has anyone tried this before ? My husband is opposed to it, shd we go for it ?

Thanks @Michael Ryland. Great tip ! For me we bought the duplex from a housing society so they didnt come with tenants. I will keep your advice in mind for the future ! 

"My current tenants are a pain in the butt so I’ll wait until their lease is up. :)

Hello Folks ! This is my first post and we bought our first rental property in Everett WA state. I am looking for ideas on what pays the highest returns for upgrades in rental properties. If there are any contractors/ investors in WA state happy to connect. 

Could use some help/guidance on what kind of updates we should make in the kitchen and bathroom ?
