@Account Closed - GREAT STUFF! - thanks for adding so much to this thread... In addition thanks for giving the OP the benefit of the doubt! I actually did at least a hair of due diligence ;) that said, there's always so much to learn and I really appreciate you taking the time to highlight so much. You obviously know what you're talking about :)

Thanks man, it ended up being right at 380sqft in the room... had to buy about 10% extra for cuts and mishaps.

Also, those oscillating tools you can cut under door trim with are pretty awesome.

I still had to use a jigsaw in a couple places but it saved me from any really complex door cuts.

Honestly, one of the hardest parts was trimming the edge of the first row to make the factory edge on the other side plumb in the uneven room. I was able however to start and finish the room with full width pieces as a result. (obviously sections of the first wall were trimmed as previously mentioned)

So, I had a previous owner do an expansion on the existing main house living room ... (good for her/him) but would you look at that flooring after I pulled out all the carpet?.. well damn! what a shame not to work with the existing hardwood and expand it! or at least save me some sanding and level it all out haha. But anyways, just an aside to other investors if you're not messing with floating floors you should start... So EASY... you got this... I KNOW IT... DIY ALL DAY 

Underlay well, get that first course in correctly (feel free to ask about the finer details of this... I gotcha), run till you reach the perimeter and carefully finish it off. The quarter round trim will save you, but the tighter you start the better the art

The thresholds can be interesting, but its simply another piece of material to buy and its rather ergonomic (just make sure you cut it tight and don't warp the metal base you click the laminate into (too warped and youll never fix it... already cost me money why should it cost you... cut carefully lol) 

At this point I've bridged the gap where the expansion occurred, and dispute the rather stark change in elevation the forgiving floor has really cleaned it up

After that you just add the trim... 

Look at the top photo then the bottom... now think (Is that worth 587$ plus an afternoon and a rather dull miter saw blade?)

@Tamiel Kenney- First off, good for you! I can only imagine being 23 yrs into this game. Eventually Id love to move past fixing and managing but I can only do so much at this humble beginning (love that you mentioned the "few hours after work" -  as winter has come the days keep getting shorter so I've had to set up lighting [on the scaffolds lol] just to avoid losing my evenings...) its amazing the multitude of variables in this! in retrospect spring would have been a better time to re-side haha... but hey suffer today, profit tomorrow. Also I love that Texas and Memphis were mentioned in the same sentence... I really believe this place is only going to see more money over the coming years... As far as questions about apartments goes I'd ask this... if I can manage my goal of 3 more properties by 30 how much further should I go before i attempt a larger scale venture... I mean I'd love to jump in as soon as possible but I'm far from ready and I know it! 

@Elizabeth Wilson- Well thanks for throwing that out so quickly, what day do you typically do that or is it varied? I'm currently doing longer terms but soon I'll have an available studio downstairs that is just screaming to AirBnb lol (after i finishing fixing it up lol ugh renovation) I've heard good things about it, I tend to pick long term... treat well and then keep... however, at times I'll admit that I've delayed raising rent and such because... if Im not careful, I "buddy" up... so best to break that one before things get much bigger. Id be interested in your take on the pros and cons for sure. Memphis is certainly a unique market and I'd love to learn more about its intricacies

Thanks :) I'll be sure to keep at it. Lots to do concerning renovation and education. I've been keeping a pretty detailed log of repairs so before and after shots should be an easy showcase! I'll be sure to throw those up sometime, for now it's time to dive into the forum. Best not to waste anyone's time with questions until I've studied up. Never would have imagined that BP podcasts would overtake my love for Spotify haha.

Anyways, besides MIG what are some other avenues to network with more experienced investors in Memphis?

I've got a good mentor but Id like to gain many more and certainly ones with specialties beyond single family. Naturally, I want to BRRR my way into some real working capital but that is such a broad thing to say that it's practically meaningless...

Best places to find properties with major electrical problems? honestly any large problems lol, since no repairs are really out of the question... I want the largest discrepancy b/w purchase price and ARV without buying strictly from the shoddier parts of town

I'm an electrical engineer working for a consulting firm in Memphis...

Falling in love with real estate... Love DIY, love improving communities!

Looking to plug into the memphis area market :) 

Recently closed on my first property right on my 26th birthday. 

3 bed/2 bath with a 2 story guest house... in the process of bridging the gap between breaking even on the mortgage and making the property cash flow

goal is to live in upstairs unit and rent out everything else to achieve a 19.2% ROI at my personal residence.

anyways I've gone on far enough... looking to buy more soon
