Super helpful! Do you know if they have something similar to PEAD forms? I guess it's the form you sign before you are allowed to view a property these days due to COVID.

Good question - looking at those as well. However, I do have experience in add-value real estate so hoping to find something we can buy, do some cosmetic work for the existing structure and then build out an ADU. So, definitely looking for that add-value opportunity if possible.

 Thanks for your input gents. Technically, I have my license. I used to sell apartment buildings, but not actively doing RE and have my license with a broker for things now and then. Just trying to figure out the most cost effective way to use the most up to date forms. The broker I am under does strictly commercial so they don't have the basic residential forms.

I am looking for a Purchase Agreement form I can use for submitting offers on homes here in California. Iwas looking to get CAR forms, but honestly, I'm not even sure how to get those because their site is so confusing.

Sorry for the silly question, but how can I get access to a CAR or a Purchase Agreement form for California properties? The CAR.org site is super confusing and when I go to get forms there's a huge list, I'm not sure which to get, and some prizes seem crazy.

I feel like submitting a First Tuesday form against CAR / NAR forms puts me at a disadvantage when there are multiple offers.
