Ca Sales purchase agreement form

Good morning forum,

I am a new investor in the Northern California area who’s wholesaling properties. I’m ready to start writing offers on a couple properties, but I was hoping someone could give me some guidance on what form I could use to write up an offer? I’m wanting to stay away from the 9 page ca real estate purchase form.

If you don't want the reasonable protections for both parties built into the CAR RPA, you can just use a one page document you type up yourself.
