I am (from Ontario) mostly looking at New Brunswick, Saint John mostly.

But will check Nova Scotia, and Alberta and Saskatchewan. thanks for the reference.

  so if I use his cash for reno work, the partner will not be on title, but I can just take a long from him and pay interest. He is not becoming a partner, but an lender. right.?

Hello Everyone, 
maybe a dumb question, but how big of a challenge to bring in an cash Investor on a property after its sale is closed, and I own it for few months.

does Bank need to know it beforehand so that there is some space for a 2nd mortgage. or it is very different than having a partner.

I am also from Ontario but trying to find an area outside Ontario, so that I can see some cashflow. 

I am right now looking at Saint John. but how numbers work for Charlottetown and how are the rental market and population.

Hello everyone, 
has anyone following the markets of Krikland Lake or Timmins, or owns properties there. Hows the investing looks like there, hurdles in managing etc. 

  recently I can see there are lots of listing in Timmins, and realtors are comparing prices there with GTA. but looks like the prices are high as per Timmins standard. But I am not an expert in that area.

ever grateful for the knowledge and advise in this group.

this tool, is it an complex excel or a stand-alone software that I need to install on my windows or Mac. on the web page it looks like a software program, but your screenshot looks more like excel. !!

Hello Everyone, 

I am new in the world of JVs. currently I own few properties but with my own money. which runs out quickly. 

I am wondering do you use any tool (like DealCheck) to find out how much a prospective JV will make from the deal (cashflow, or after sale profit). so that I can approach people with those details. I created my own Excel (for giving a rough number for JV). and how do you share the income and expense and profits.

I understand, with experienced investors with more properties, its different ball game. I have a deal in Saint John (an accepted offer), I can go over the numbers to get a real example. or if someone has existing numbers to share with me.

Any guidance will be appreciated.

you are right, just have to keep listening to the market. Just that all the properties that come in market are over priced. and hard to make the numbers.
