Hey Marc,

Thanks for the honest-yet-ever-to-be-so-humble-opinion and info.  I truly appreciate it.  The numbers I put out there are what we generally target since that's the "pretty common norm" for most of the country.  I threw the dart and it landed on ABQ - I used to live there, know the area well, and thought "what the heck?"  I have spoken to a few realtors, though, and you're definitely right....it's not quite the market that fully matches our criteria, but hey!  I guess, what I'm trying to say, is that our numbers may not work in every metro area, but that's standard for most of our markets.  We have to ask, right?  Typically, we don't come to every market we invest in - that's why we have the pros do the work and help us, then we all "win".

In response to:

What's your target profit? If I were an investor, I'd be hoping to split $30K in profit with you on a deal of that size. I don't know of any investors working in that price range, so maybe you won't have as much competition. Or else, maybe there is a reason they aren't working that market, even though they are local and know the market: Perhaps it doesn't work...perhaps making $30K on a deal isn't possible. I know none of our Mastermind members is working the over $200K market.

Our target profit is minimum 20%, and unless there's something out there, I'm not seeing the potential in Albuquerque - as of yet.  And yes, splitting $30K in profit is great, too!  $250K is our target market in most cases because that's what's moving fast in larger metros.  Not every market is $250K though.  They may be $185K in smaller metros....whatever the case, the target profit remains the same and we keep looking until we find it.

The next time I'm in the ABQ area, I'll visit your REIA, and look you up.

We are cash buyers looking to purchase fixers that can be purchased, fully renovated and re-sold in metro Rockford, IL.

More specifically, I'm looking for a local realtor who will work with us investors and help us locate fixer properties on the MLS and re-list them after rehab. We're generally looking to be in areas where values exceed $250K post-rehab and move quickly.

 @Ashley Wilson, I agree with all of the above except I have a difference of opinion on you getting your RE license. Let the RE experts do their job so you both win. There are RE agents (right here on BP) out there that work with investors, but you must do your homework by interviewing them. 

You buy through the RE agent, work through the rehab, then they get the listing, you make your profit, they get their commission. If you tell them up front that's how it works, they'll be happy to help you out and give you comps all day long so you can jump in and make your offer after your due diligence.

However, I definitely agree with @Warren Ifergane on borrowing from a private lender, and don't count on your own funds.  That's what they're there for.  Make sure to build relationships with the lender whether it's Private money or Hard Money.
