States with the shortest time to foreclose are the highest prices.  Start there.

I am seeing a slight change in the maeket here on west central Fl.  Slight.  Not as offers on properties, a few both on and off market properties with price reductions.  Be patient, I am not saying price will come way down, i am saying even off market sellers are wanting the highest prices and theses wholesalers don't really care about the margin.  I told a wholesaler when after paying them what they wanted, closing costs all the way around, using their rehab est they're was only $20k.  They have not completed a Reno likely.  They have been told that it takes two months to do a Reno and $20k is more than enough for two months.  I don't have a crew, it takes us 4 months.  I sent one of them an article recently published that says flips are way down across the country almost in half as the margins are to skinny and time to finish is up to 159 avg days.  I hope they take that info to great or they may be out of a job. 

Join the local REIAs.  Many people are willing to help and lots of classes.  Check meetup.  There are two main REIAs here both with lots of offshoot meetings.  

By the rental but you didn't save any thing out of your monthly rent on your current home for expenses you need to be saving about 20% of that every month for expenses.

There are two large ria groups in the Tampa area.  I've been to both meetings I like both groups myself and I'm a member of only one of them which is the Tampa real estate alliance.  A Tampa real estate alliance in my opinion seems to have more stub groups and a lot of training.  

Will title insurance cover when you knew there was a problem when you bought it?  You should try to come up with a comp of the slice of land that he wants to give you for the $40,000.  Unfortunately he's kind of controlling what goes on here your house is on his land.  There's not any kind of law that says how you may take property by use in your state? Sometimes it's by adverse possession or use which is known but not given somebody permission to do it?

How are rehab costs calculate for mobile homes? Like a SFH? It would seem it should be lower.
