Post: DFW area condo/townhome or SFH - need advise

I have lived and worked as a real estate broker in Frisco for 21 years.  We have very few condos and not many townhouses.  People want to move to Frisco for the school district so it's in high demand. I have eight buyers all looking in Frisco at the moment.  We went $30k over on our last offer and lost. There are areas south of Frisco such as Plano, Carrollton, Addison and North Dallas (75252 zip) that have a lot more condos and townhomes.  Plano also has a good school district and you can be as far south as Frankford Road and still be in Plano ISD. This might give you some more options to achieve your investment goals.  Good luck!

Hi Brett! Using sites like Zillow, Redfin and Realtor will get you no where. In this fast paced market, the properties are already under contract by the time they even get to that site. You need a realtor to send you listings directly from the MLS. We can set you up in the MLS portal and you can view listings, save your favorites, make notes and do all of your research in one place. And the best part is that your realtor can see this and help guide you every step of the way. I have lived and worked in Frisco, Texas for the past 21 years. The Colony or Little Elm would be two other options that would fit your budget that are great for rentals.

I agree with Neil.  Although Frisco and Plano have some of the best public schools around, a commute to downtown Dallas from Frisco will be brutal.  I have lived and worked as a real estate broker in Frisco for 20 years and it has grown exponentially in that time.  I moved here from Mississippi just to put my daughter in these schools and it was so worth it.  (She has now graduated from Baylor and is working for Oracle) I was lucky that I work in the area that I live in.  You can live as far south as Frankford/Dallas North Tollway area and still have Plano ISD. That might help with the commute.  Like Lucia mentioned, Coppell would be another option that would have an easier commute and has great schools, although their home prices and taxes are higher than Plano. You have plenty of time to get acclimated to the area before your move and there are plenty of us good agents around to help you. :-)

@Eddie Stewart I totally agree with you.  I've have lived and been a real estate broker in Frisco for 20 years.  The days of the McMansions are over.  And as you mentioned, millennial cannot afford the big home prices, especially while trying to raise a family. People of all ages want to simplify.  We are starting to get a lot more empty nesters and singles buying homes.  And no one wants to or can afford buy a 15-20 year old house for $500k and then have to renovate it. Builders are a bit late to the game, but at least they are starting to see the light and do something about it. Trophy Signature homes have built in Park West and sold completely out in four months because of their location and being priced under $400k for new construction.

Frisco is definitely where the most population growth has been and will be.  I've lived here for 20 years and watched it grow from corn fields to the home of the Dallas Cowboys Headquarters at Frisco Station. Also, the PGA Headquarters are also relocating  to Frisco over the next three years.

I've lived and worked as a broker in Frisco for 19 years and I know this area well. Have you looked at the rental comps? What size is the house you are purchasing?  Who is the builder and which school district is it in?  All of things things will greatly affect the rental amount.
