Im looking at ATL because 

!) i can actually afford it

2) I know the local culture and which areas are B and C

3) Im trying to grab property now before it triples in cost with the west coast exodus.

Also i will be local so i can check on the property and religiously screen the tenants.

Leasing Agent here. Agreeing with those above. Take the partial payment, provide a receipt, and state the remaining balance must be paid in cash, online, or money order. Make sure to include the late fee. Life happens, just be clear about what you expect. Your monthly expenses dont care about weather you received full or partial rent, they need to be paid. If the tenant does not pay the remaining balance and get evicted you at least recouped some of the losses before going to court.

Why not drop by and see how they are doing? Get a bit of information and confirm the injury non intrusively. Maybe bring something like chocolates or a get well card? I would say use your discretion with the late fee with this situation but as others have stated, your lease rules do apply regardless of whether you are informed promptly or not.

You aren't bound by any confidentiality if you are being sued so i find this highly amusing. And how does he define "illegally obtained"? If you found it on the internet or recieved it from former partners of his for this documentary, its legally fair game. I'd love to see him try this defense against a large news network.

There could be a number of reasons why. The #1 ive seen is usually the surrounding area not being up to par with your building ie: B+ class building in a C- neighborhood. Keep in mind if 200 people contact you, 50 are going to actually tour and 5 will actually lease. Most people will simply put it off "ill apply on Monday" then never apply. A good solution to that is an open showing where you tour multiple people at the same time. They see the competition and usually apply afterwards.

Thank you, guys, for the reply, I figured it was an excessive amount of time without a response. I still haven’t heard anything from them yet.

I will be sending out another email, this time with all the email addresses I have for the contacts, the company gave me. I will explain my situation and concern with the lack of response. hopefully it will get to the right person. The original email was sent on 12-11, that was 7 days ago.

I am also going to request company policies on many items. I will be visiting Memphis in January to visit my mom, and check out more properties. I will try to schedule a meeting to discuss my future investment strategies with this company. I know there are many good companies in Memphis. They need to explain to me why they feel they are my best option for investing in Memphis.

 I am currently working for a PM company. 7 days is a ridiculous amount of time not to hear back from them. Kick them to the curb and find a new company. They are far too complacent and likely are doing the same to future residents. Finding a new company now will most likely save you headaches and $$$ down the line.

I am actually moving from Seattle back to Atlanta to take advantage of all the Cali and New York cost of living refugees to get my multifamily portfolio up and running. for the price of a single 2 bedroom house here in Seattle, i can by a 4 plex in east atlanta.
