Prime location with ocean views and hwy 101 frontage!! There are no less than 8 hotels within walking distance of this central location along this 7 1/2 mile long tourist driven beach side community. Enough space for ocean view condos, motel, brewery (large vaulted ceilings in restaurant). The sky is the limit for this expansive property. Also includes a 3,000 SF basement and 5,500 SF loft w/additional bar. 6 separate water meters and sewer hook ups. Adjoining 2 lots to the east each approx same size also available permitted mixed use... as well as another adjoining commercial building to the North housing a hair salon with a 2 bed apartment in the back. All system development fees paid.Bundled 4 properties totaling approx 1.25 acres available at $1,539,000.

I have had great luck with veristone. Brady Reiger goes above and beyond, and no $3000 fee up front. That turned me off of do hard money.

I have been to rare bird many times. They talk about much that is over my head price range and experience level. Love the guys and I did find an investor who funded a deal for me, but still feel that they do more buy and hold (which I hope to get to) and multi unit high horse dollar deals... and I leave feeling like a failure...

Your contact info is hidden but I would very much like to hear more on your systems philosophy. I have only done 5 or 6 flips and always wing it... needless to say I am not doing very well... I could really use a mentor or at least someone to just have a convo with on this subject. I have tried some reia meetings but people are either newbies or way over my head, I need an experienced person to get advice from, so no luck yet. They are hard to find. Thanks.

Hi Josh I am new to investing in Portland also and would love to pick your brain about buy and holds. Do you attend any REI meetings in Portland? I tried the rare bird meetings but those guys are so far over my head I haven't been in awhile... Thanks for any tips.

So another scenario:

you and money man form an llc.  He brings money, you do everything else.  Money man wants to include a salary to you as well, say $36k per year... What would a fair split be to each at the sale of property?

I have been in business for a year after forming an s-Corp which the flipping gurus told me to do... It is very expensive and from what I learn now, unnecessary. I should have formed an LLC for my flipping business.

So I was approached by one of my investors who wants to become partners and he bring the money, and me the experience (somewhat limited with 2 flips this year, 6 total)... But he wants to get into this business but is busy and wants me to find and flip, he will provide the seed money.  I would pay be paid a salary out of the llc we form together so that I have a steady income, and then figuring out the rest has me baffled... He is a good business man, I am lacking in that department, and of course he has the money to invest... I would like to try and make this work but am not sure how we should split profits/losses.

Is anyone in a similar partnership that could explain how they make the split?

I am looking for a cpa to help me assemble my finances to submit taxes... The company that assembled my s-Corp thru a real estate guru, who I have since fired, wants to charge me $1000 just to assemble my stuff for the ONE deal that I did last year... I need someone who knows this business and can help me set myself up to be more organized this year as well.  Any recommendations would be appreciated in the Portland, Oregon area.
