Sounds good @Andrew Halbert I figured I'd ask since I recently came up on a article written by Brandon of Bigger Pockets on how he makes offers without looking at the property first. Obviously he's got data in place to make the decision beforehand, but I thought it would also be necessary when investing in properties outside your city/state.

Sounds good @Andrew Halbert I'll try and listen to a few of their podcasts and give MLS a try. So once you find property you may consider investing, do you call the owner to make a offer over the phone or do you wait to first check out the property in person (inside and out) before considering a offer? Thanks.

Yeah I agree with you @Ned Carey. When I'm ready to do direct mailing I'll keep committing to it and develop a system. If there are any sample letters I can see to give me a idea on how to write one towards property owners that'd be great. 

Yeah there's a ton of info here @Jerry W. I'll keep digging through everything as I start taking action in finding my first deal.

Thanks @Andrew Halbert, but I read recently that the best deals through MLS are rare since they'd either been on the market for awhile or the many investors who looked at the property while off market concluded that it wasn't a good deal.

Have you had any success through using MLS?

Thank you everyone for the tips on finding deals. I definitely don't want to rely on MLS since those are most likely not the best deals.

@Sean Edgar I'm interested in doing fix and flips mainly, but also short sales. Once I get some experience I'll do other kinds of deals. 

@Mark Vejnar what site should I go to to access the information that the city has on property prices? Thanks again.

Sounds good. Buying mailing lists I'll have to wait until I profit from a deal, but I'll try out the other options in the meantime. Thanks for sharing!

Hi Everyone,

I'm new to real estate, and so have no agent or broker connections yet in my area. As I work on developing those, I was looking for properties through the newspaper (let me know if that's one way to find deals).

Now for someone like me starting off, what are some ways I can start looking for some deals? Any suggestions is greatly appreciated. Thanks.
