Yeah I'm not surprised of stuff like that happening @Chris Purcell. A lot of sellers may not know the important of showing some photos or just like to hide the details. 

Thanks much @Van Blackman for sharing these steps. I'll use your steps as a roadmap to get started, while also finding deals through the methods you mentioned.

Thank you @Bob Okenwa, @John Hickey for sharing your advice. Since I don't know the market well, I'll get in the habit first of asking around, while analyzing comps of properties I look at. 

Are there any keywords you guys look for within the Craigslist ads that signify a potential deal?

@Bob Okenwa Lol I see. I figured, regarding finding out what work needs to be done, that it would be hard to fully known unless I checked it out myself. Do you ask for more photos from owners that may not have enough taken of the property?

Okay thanks for the advice. Do you usually also ask if there are any known issues with the property just to get a idea on potential costs before going to view it?

Hi Everyone,

I'm trying to get started in finding deals on Craigslist but for one, there's so many properties that are for sale by owner in my area. I wanted to find out from some of you that have successfully found deals through Craigslist of the steps you use to getting those deals. For example:

  • Do you run comps before calling the owner if a address is present on the ad? 
  • Are there parts of a ad that give you hints that it's a potential deal? 
  • What questions do you ask to find out if the property is worth checking out in person?

Yeah I keep reading about how important it is to have a good property management team if you're doing buy and hold, especially out of state. I'll keep in mind though on the amount of time it can take to find the right people in other states. I'll prepare for the long marathon.

Okay I was assuming that was one way to help them. That would give me some much needed experience in finding off market properties. But I'll keep attending those events to meet the people who need help. Thanks for that advice!
