Ok....I'm still screening calls from my 1st direct mail campaign. And although I can recognize a killer deal when I come across one. 

Here's my issue Im getting calls from actual investors who own property so they sorta know the ropes. They understand I'm offer to pay all cash, and a few were willing to give a slight discount however I'm lacking confidence when the numbers are tight. All have been from rental properties in my area. That are generating income. 

Lesson: I figured if my buyer was the buy & hold type. Perhaps they would be willing to pay a little more for a property. This way i would definitely know if there's any money to be made on the deal. Even if it is a small assignment fee. So to all my fellow newbies....buyers list 1st or simultaneously! 

Advice always appreciated?

Basically on one side of the postcard it said URGENT NOTICE! And on the opposite side. 

It states that: Mr.Seller  I've been trying to get in contact with you for that past few weeks about your property at .........ect. I took the time and did some research and found im public records that you currently don't live at the property...ect. I also recorded a message about the property at ....ect. 

Call me as soon as possible about your property at 123 main st.  At 1-800-123-4567. Call 24 hours a day 7days a week. That's pretty much it in a nutshell. 

My message is 4:16 minutes. LONG RIGHT. I wanted to make it long to judge their level of motivation/pre-screen them. The way I figured, if I really wanted I sell, I would be willing to listen even longer. Not saying I don't return hang ups because I do.

Any thoughts on my tactics?

Yes @blakewoodham I have a 1-800 number linked to a voice mail. And I used Click2mail for the postcards. It's relatively cheap considering what the potential return may be. I do have  some advice for the voice mail. When you record speak in terms of benefits. Example: Mr.Seller when u sell to me I can pay all cash. And what this truly means is that,  Mr.Seller doesn't have to wait for the funds to get approved. Saying u will pay all cash is feature, not a benefit.  If that makes any sense to you. Also I really dug deep before taking action. Its tons of free content out here for newbies. Definitely not an expert but I have a good understanding of what it takes to become a bona-fide wholesaler.

 I'm a newbie wholesaler, I sent 500 mailers out and to my surprise  I received 15 calls with 5 actually leaving their contact info, subject property, address, along with there asking price. Currently I'm working 2nd shift at your full-time job, and just received two more calls. So Total of 17 calls...excellent start I would say.  Around 10 of the calls were from  people stating that they wasn't interested. I was shocked!! It's the same as receiving a burger king coupon in the mail. Nobody's going to force to purchase a whopper!  

Although I wasn't able to get a deal on this round at least people have my info. And I've learned that some of these sellers aren't in need of any money at all.  It's the monetary reason. 

I also learned that the few systems I have in place are effective I just need to stay consistent. .and deals will follow. .Well that's what the guru says!

Dude, there's tons of free content online. 1st you have to figure out what exactly what you looking for.You just have to have a key systems in place to start a lead funnel.  Brandon has a great book out. I would start there.

I just recently mailed out 500 postcards to absentee owners. Is this a good number to start with for a rookie? How often should I mail? I appreciate any advice given.
