Hey Richard, I am originally from Western NY, Niagara Falls to be exact. My entire family still lives there. The only advice that I can offer is to be willing endure the growing pains. We've all been there and it can be so frustrating. Buffalo is growing economically and generally that means big opportunity for real estate. Be patient. Stay on BP there are a lot of very knowledgable people BUT ALWAYS DO YOUR DUE DILIGENCE no matter where you get your info!!! Best of luck! Sheila

Hi Karen. When I read your post I just had to reply. We recently had an issue here in Statesville North Carolina with a tenant that acquired a dog, went online and registered it for the high cost of $9.99 as a service animal. The tenant was advised that it was a lease violation because the animal had gotten loose and chased some neighborhood kids. Believe it or not, the magistrate in this area almost ruled in favor of the tenant. Until the landlord brought documentation, thanks to their due diligence, that service animals protect the person they are with, are well-trained, and would not cause harm by breaking loose. It is a typical case of people taking advantage of something that was intended to protect people that really need that help. My advice would be to find out what the laws are in your local area, but certainly look into that. Was this animal trained? If so where is the certification, I believe you can ask that since the tenant is representing the animal as a service animal. Again check with your local attorney. This is a great time for landlords to review the rental agreements and make sure that these kind of gaps are closed. Good luck to you! Sheila

Hi Michael,

Just wanted to add my limited knowledge on this subject. LOL  I got this advice at a Tony Robbins event and have heard this from Tony Robbins in his book "Money".  Basically, the secret of the giants in investing is 2 fold.  Leverage and compounding.  I have been tempted to pull out my 401K and put it all in real estate, but 2008 can happen again.  My money in real estate is growing so much faster than my 401K, but the last I heard, crashes do not send out an e mail that they are on their way!!!  My advice, do what you're doing, check it out, and remember, it's you that will reap the benefits or suffer the consequences.  I hope this helps!  Best of luck to you!

It does depend on the state that uou ate in. Some states, I think, require them. ALWAYS, check out your local laws on housing. I have found that tenants are more careful with appliances when they are responsible for them!!!!  👍

I want to let everyone know about the horrible experience that I have had with LENDINGHOME.  They cost me a lot, and I do me a lot of time and huge amount of money based on income lost due to their issues..  I  wish I had known how unreliable they were.  I jumped through a ton of their hoops and was told that the deal was good to go.  2 days after I was supposed to close on the loan, the rep called and said that they could not process the loan due to the property being "mis-catagorized" by the initial agent??  What the heck???  I lost several months of revenue as I scurried to get another lender (private) to get the deal done.  BEWARE!!!!!
