We bid $166k cash on a Wells Fargo short sale property in January. Bank came back today with a counter of $175k (which includes $10k relocation for seller). We want the property but want to counter the smallest amount that would get this done. Short sale experts - all advice and suggestions are welcome! Thanks 

@Omar Ruiz and @Chris Mason thanks for the feedback. Yes that is what I am used to doing for our usual single family investments ie make offer first and once accepted go into due diligence mode. 

Was not sure if there is something different for larger properties. But makes sense. Thanks.

Should I be asking for recent maintenance expense info?

We have just viewed a 3 family unit which we want to make an offer on. Verbally we have rent rolls and info that everyone is paying and that appropriate green card is in place (New Jersey requirement). Before making an offer, would you recommend that I ask for any specific evidence for a) rent payments, b) expenses and c) anything else? Property will be sold as is.

I am adding a related question to this thread - do you always use real estate attorneys even for your simple plain vanilla deals or can one get away with working with just a title company (new jersey). We are finding we are spending a lot on our deals on legal fees even where there is absolutely no legal complication. Thoughts?

Is it fairly easy to get 8% in jersey city - is that for single family or multiplexes. Also is that for turnkey type investments or properties that need updates. We don't have a partnership with a good reliable contractor yet so haven't attempted the rehab projects.
