My friend is a first time home shopper looking to buy a house around Bellevue area. Can anyone recommends a good/seasoned agent for that area? She's looking for her primary. 

My friend isn't U.S. citizen, but I don't think that's a problem as a buyer right?

Also, any recommendation for a mortgage broker?

 Yeah, I did a lot of my contracts long distance in Santa Clara, where applicants were relocating for a job or coming for school.  I did most of those with just PDFs via email.  You don't need all signatures on the same piece of paper.

BTW, I saw that the Nolo California law book is on sale for Father's Day, if you're interested in getting it.  I've read a lot of law books and it's the easiest to read I've ever seen.  Not that you couldn't handle something more difficult to read, it's just why torture your brain if you don't have to, eh?

@Wayne Brooks I see. Thank you! I will do a title search. He can't have a lien on the property once the QCD/transfer was recorded at the county though, right?

@Wayne Brooks What do you mean by putting a lien on the property? Do u mean he might do that so he can get the property back?

If by payment u mean the mortgage payment then this property was never a good investment. Sell it and restart by using BP's calculator to make sure u have enough safety and profit in the next deal. 

If by payment, u mean the total amount you have to pay each month, then it's still a bad deal. Still need to do what I suggested for the first scenario.

I purchased 50% ownership of a property in Georgia. My property was quitclaim to me by the previous investor. If want to sell the property, would I get into any problems with the title insurance company such as them requiring an affidavit from the previous investor or requiring another notarization by a title insurance company appointed notary?

Also, my partner said the title insurance is on the Quitclaim. What does he mean? I have never heard of that before in California. He just told me title transfer is done by a lawyer in Georgia instead of an escrow company. Can someone verify that? 

I heard from my housemate's mom saying that California's law requires the renter and the land lord to sign two copies of the lease agreement, one for the renter and the other for the landlord, otherwise the agreement is voided. 

Is that true? I've never heard of that before and I don't think that's true.
