Hi there, need some assistance - not sure if this is a Sub2 or an Owner Finance but I want to make sure the buyer is covered here...

I have a seller that is in preforeclosure, and I have a retail buyer that would like to owner finance the home by putting down 25% which gets the home off the auction block and pays my assignment fee. Can the buyer somehow close on this continue making current note payments and be put on the title/deed? Want to make sure the buyer is covered as the seller is an older couple.

Right now, I have a property under contract to wholesale out to a Cash Buyer/Investor. 

It is a Pre Foreclosure set for a month from now... It is listed in our deal area as well so here goes... 

Amount due to the Bank: $179,000

Seller would like $4,000 - he's retiring and decided to stop paying so he's 13 payments behind. 

I have it listed at $195,000 

Comps are coming in from $220,000 and up to $285,000 

I wish I could subject to and sell it on the MLS myself but we're in a time crunch as we're relocating.

 Why not have the new buyer give you $1000 or more earnest money and assume the money in escrow.

Hi there, we have an offer in on an MLS wholesale deal. We have put 1% Earnest Money to our Title Company in escrow. The contract is for sale currently and we're 6 days out from our option period.

Question is, do I get my earnest money back when the deal closes? So for example would I get  $5,000 assignment fee plus my $1000 earnest back?

Hi there, 

In contact with a homeowner here that is $20,000 behind in payments. 

ARV: 290k (She had it appraised 2 years ago may have changed now)

Owes: 197k (167 on first mortgage, 30 on second) 

It is currently set to go to Bank Auction on Tuesday - her attorney has advised her to come to the courthouse and file bankruptcy (which she will withdraw later in the week) to get the proceedings on the house stopped for the moment. 

How can I make this a Subject To? 

Have info on her current interest rate etc as well... 

Current Condition of the home: Needs about 10k in work possibly
