We do incredibly well with C-class properties in Indianapolis. There's a great price-to-rent ratio here. Proper rehabs, combined with great management, allows us to consistently make returns of 12-17% after all expenses. We typically buy only SFH's and Duplexes. We are all about cash-flow....we are not that concerned about appreciation, although we get some, as Indy is experiencing a lot of gentrification.

Hey @Sezuo Daudu - Not sure I'd recommend starting with a 4-plex. Here in Indy, there are some great deals, but we find the most stability in SFH's and next Duplexes. A 4-Plex just won't attract as good of a tenant, you'll have more turnover, and more costs. They certainly look better on paper, but in the real world they just don't work as well. We used to own a few, and market a few, but we stopped doing it, as it wasn't in our best interests, nor in the best interests of our investors.

@David Song - Thanks for the blanket statement about our entire industry being a scam.  There are obviously good and bad players in every business in the world.  TK is no exception.

@Hank Keller - Thanks for being the voice of reason.

The reasons that TK's do well is because they can do things better than the individual investor can.  Typically, they will operate in cities that have far better price-to-rent ratios than where the investor lives.  They rehab multiple properties at a time, creating some excellent economies of scale. The good ones don't cut corners on rehabs, and warranty their work.  They work with local wholesalers, tax sales, sheriff sales, surplus sales, and work their asses off to get good acquisitions that will make sense financially once they are rehabbed.  They have proper management, and transparent systems in place, so that the OOS investor can see and know this his/her property is protected.  

For an investor that has a busy day job, doesn't want to rehab, and doesn't want to manage, there is a lot of VALUE that is created for that investor.  

We operate in Indy.  And, although Indy is going through an amazing renaissance right now, we never guarantee any appreciation.  It does happen, but that's just a bonus.  The big value of TK is hands-off passive income.  It's a place to park cash that will perform better than the wild ride of the stock market.  It's about CASH FLOW, not appreciation.

Our customers are not unsuspecting folks from CA.  For the most part, they have invested elsewhere, and rely on us to do the heavy lifting for them.  They are usually not first time investors.  

TK is simply a viable business model.  It is not for every investor.  But for some investors, it's an excellent choice.

TK's are in business to give you cash-flow.  We tell all of our investors up front, that if they're looking for appreciation, they're looking at the wrong product.  Yes, Indy is going through a renaissance, and there is opportunity for appreciation, but it is only a bonus if it happens.  A TK product is for investors who are sick of the rollercoaster of the stock market, have busy lives (and don't want to rehab), and live in areas where they cannot achieve the same price-to-rent ratios.
