I would like to get some recommendation on professional guys from all the sectors with license and all the papers for any association(HOA's) in order to build my new team.

In my town I’m a mortgage advisor and have my real estate business so i can show the American banks everything they asked from me with no problem from my side its an open book.

Do you think it could help me to get the mortgage in the US?

If i will buy lets say another houses and invest more and than goes for refinance with more than one house is it better?

I also tried to find out also a good smart strategy to be able to take a good terms loans in the US. Iam talking from my point of view as a mortgage advisor.

Lets say I bought a house.

Paid 200k$ cash,open an llc, rent it, sign on contract with pay on time tenant and now i would like to move one stap forward refinance this house and buy another one.

-I’m foreign investor

-no debts

-well managed books

1.Where should I start?

2. Average percentage?

3. With refinance i can get up to ___% from the cost or ARV or something alse of the house..?

*if someone can help me with it from his personal experience i will make him to the king of my castle 😉

Dear BP community, i am kind of beginner in real estate at the US and i wanna know from your experience about the best website for search and find a lot of information about properties , selling rentals sold ect. I know zillow realtor mls. @Salvatore Giancola i had this kind of behavior lately with my tenants, in other country (not U.S), but you need to be very clear like you did with the letter and very creative if you can speak with them over the phone or with your Lawer and do some tricks that can cause them to go out, by the law of course. Every one can agree with me that no one wants to be “marked” , because rent payment. Your credit score damage and a lot of other things. For both of them if they won’t be pay this , it will be almost impossible to find a place to rent. This is how i solved it in my country. And try to find more “regular” tenants next time.. After i signed a contract with single mother with 4 kids that didnt open the door for me for more then mouth and did so much damage to the apartment ..I learned the best lesson in the world. Hope you will be fine , remember from every situation with tenants we learn something new.
