Sooo ive been thinking for weeks how could i get my money on some cash so i could invest it into a small apartment 5-20 units i have about $20-30k to invest but from reading and listening to you guys thats just goin to cover the paperwork so i was thinking. What if i sold my current home moved into a rental prop my house is worth $78k and getting an apartment for $500 a month is easy actually thats how much my mortgage is now so i was wondering Good idea Bad idea? Would love to hear what you pros think

$13,000 Home owned by Bank of America in a very nice neighborhood needs cosmetic and new kitchen and bathroom comparable homes n area with very old shag carpets and old or basic appliances selling for $85k and up could possibly sale for $120k with a complete rehab but i was thinking of just basic paint new kitchen some drywalling but you guys are the experts so let me know.

Charles Parrish Hmmm, i honestly had no idea any of these things were possible ok so let me get this straight i would be able to get the same benefits from the prop with these deals as far as profits and tax benefits even though im only paying partial than the conventional way?

The price is so low around 15k that they want proof of funds before i could get control of the prop thats what the broker told me that i called earlier today i setup an appt to see it on Monday at 10am i will need proof of funds by Wednesday. From what i learned in the seminars ive been to i had a few ideas but the time frame they are giving me seems rushed

Hey guys i think i found my first deal on a very distressed prop in a nice neighborhood im going to look at the prop on Monday morning they will be accepting offers on Wednesday so im coming to you BP for your help and knowledge comparable homes in the area are selling for upper $80's-$110k with very old shag carpeting and appliances location is very close to highway and markets so im assuming the location alone adds value am i going crazy or is this not a deal?

Marty Johnston I feel good that im on the right path. Thank you for the info if you know anyone that has the experience im more than willing to give them a call to discuss what im looking for. Ive been trying to figure out if i could bring anything and all i can think of is my negotiating skills and relationship building skills
