Investment Info:

Small multi-family (2-4 units) private money loan investment.

This duplex was purchased off-market, bundled with another duplex for below market value (off-market). I took out a private investor loan to purchase them, wholesaled one and refinanced this property. I plan to keep it long term. I effectively got it for free and was able to make some renovations as well, now this property cash flows and has great tenants.

What made you interested in investing in this type of deal?

I no longer qualified for traditional financing because I already own many rental properties and my DTI was high for the bank, so I purchased these in a business entity with a trusted private investor and was able to refi the 1st property/sell the 2nd property to pay back my investor and ultimately keep the better property for zero money down. I also funded renovation of both throughout this transaction and significantly improved the property/raised the rent to market.

HNY! We had a unit turn over and would like to fill vacancy with a Section 8 tenant. We have never been through an inspection but I know we need screens in all windows.

Do the window screens need to open? I've seen some where the screen does not open while others have the classic squeeze-to-open.

I ask because if they do not need to open I can build them myself but otherwise we have weird dimensions and will have to pay $$$ for custom...

Thanks in advance!

Hello all, after I finish moving this will be the first time I have a fully occupied duplex which I don't live in.

Last week I got a notice from the city stating I would be charged for garbage removal (of a broken TV which the city will not take) if I don't deal with it in 24hrs. I knew it was the lower tenants because I didn't throw out a TV, but when I move I won't really know which unit tenant is leaving out unacceptable items and getting the property fined?

My question is, how should I handle this/write into leases since there isn't an easy way to know exactly which tenant should have to pay?

I'm willing to eat the cost this once and give them a warning since I don't have this well-structured in my current lease, mine only states “Tenant will also be responsible for payment of any municipal fines or other costs imposed on the Landlord due to Tenant’s failure to comply with law or local ordinances…” in the maintenance section covering lawn care and whatnot...
