I agree with your analysis of DFW market.  Where do you think we are in the RE cycle?

I've listened to most of the BP podcasts and have read several books recommended in the podcasts. These books have been SFR focused. Will buy the books you recommended today.

I'm also considering getting my RE license.  I've actually purchased the program.  Haven't started :).  You think RE license is necessary?

$500k today, and another $2m within a few years.  

Then there is a large circle of high earning family and friends ,with whom  I've shared my  thoughts, have expressed an interest in investing with me.

It seems MF is hotter than SFR. I understand one needs to be patient. Since I'm not very bright I'm willing to wait for no brainers to come along.

I take it you are investing in MF?!

Hello BP Folks!

I've owned and operated a number of businesses over the last 20 years. Such as motel, C-stores gas stations, and quick service restaurant franchises. Owning RE with all of the above.

I like to continue to build my capital base, but with less risk. Which is why I'm considering residential RE.

I understand that no one can give personal advice. But, would love to hear what the seasoned investors think.

I'm in the DFW area. Prices maybe better than lots of places but the value investor in me thinks RE is being priced for perfection today. Good deals are far and few....If you were in my shoes how would you proceed?! Would you go with SFR or MF? Would you dollar cost average over a number of years?

Would you buy 100 SFR's (@100-200k)?! Or MF 200-300 doors?

Hello BP Folks,


I have been listning to podcast for the last month or so and like what I've heard so far.   This seems like a wonderful community and look forward to learning and benefiting from different folks at various stages of their RE 

Over the last ten years I've bought, operated and sold motel, gas stations, and restaurants.


Currently, I own and operate couple of locations of a QSR franchise along with RE.


 They provide a reasonable income but have to watch them closely. 

would like to repeat my experience in the QSRs.  and have several more but cost about $1.5m each.  So far things have worked out but one mistake would be damaging.  Waiting on no brainers to come along.

Have built a reasonable capital base over the last decade by buying/building/operating /selling the above mentioned businesses.  I like to continue to build my capital base over the next two decades but with lower risk. Getting scared of taking $1.5 positions. 

Considering accumulating a reasonable size portfolio of single family homes in the DFW market. Is this reasonable to consider today given the cycle nature of RE and the prices are back to their previous peak. How would you do it if you were me?! Or not do it at all?! I think it'll be challenging to replace the salary that I pay myself in my current business. Should I approach SFR investing exclusively or along with my current business?! I'm thinking out loud here but appreciate any feed back.
