@Joe Villeneuve you are so right!! Well my plan is to gather the knowledge I need to be sufficient then I would like to have the systems to generate leads and the network to have buyers. Once I have these under my belt I will be able to generate at least 1000 leads a month or more and close at least 2 a month

@Jonathan Greene this question is definitely where to start! So I am driving for dollars or looking FSBO once I get the property in my price range I look at comps that's what makes me lock in one I do that I find a billing address and send out the letter. I gained a little confidence to call and realized I have dead end numbers so I think I'm not using good sources

@Joe Villeneuve that was a perfect example! With all the tools and no plan a house will not be bought. My plan is to drive for dollars or generate leads in some way. After I found the property that looks like a potential deal I look up the information (price, owner, debt,comps) then I send my letter. I feel like somewhere between looking up the info and contacting them I’m missing something. Or maybe it’s the leads I’m generating I know I want to go for absentee owners but maybe on not on a good source (Zillow) I know I should sign up for a system but as a beginner I don’t want to sign up for the first one I see but better the most accurate one

Okay so I am in a loop I’ve done the mentor thing I’ve reached out I’ve went to webinars but I’m still stuck behind something!! So I’m using sources that is available to everyone as far as Zillow people search etc so I’m find properties for sake but how can I examine it to know it’s a good deal. Now some I can see and read and understand a little to know it’s a valid deal so I find the contact number and I connect. But I’m still missing something. What source should I get into to generate my motivated sellers and also contact to get my first deal. I’m hungry but I know patients is key!!

If the owner and resident isn’t the same and a agent is on the listing do I pursue a deal with the agent or am I not suppose to do that as a wholesaler? Is it better to have a agent on the list so they can represent and make a higher commission?

@Frank Hinck once I get the lead I get into searching for a contact I get in touch and kinda freeze from there I definitely need to network but again I’m just starting but I’m learning as I go
