Shawn Washington do you mind sending me over some GC referrals? I’m trying to get quotes on full gut rehabs and waiting on quotes for 5 weeks now. I know GCs are busy but time is money? Thanks in advance

Michael Lenahan are you generally hitting the 1% rule in Cobbs Creek? Are you self managing the rentals or do you use a property management company?

Thanks everyone. I definitely can't prove it was her negligence so I'll eat it. I know it would definitely sour the relationship between me and the old bag (pun intended)

Hi BP, Just had a tenant call that the heater wasn't working. Just had a technician out and it cost $275. A small Baggie got sucked up in the intake and needed to be removed (and a checklist of items needed to be checked because of it, resetting error codes, etc.). The tenant was previously told to keep the area clean of any debris and she is generally on top of things but at the same a pain with requests (she wanted me to install shelving in the basement at my expense, at move-in she said the property wasn't clean because there was 1 hair in the tub -I think we all know this kind of tenant). In an effort to not sound like a harsh landlord, wouldn't she be responsible for this service call? I didn't put the Baggie in the yard. Or is it more of a judgement call? Thanks

I own a triplex is University City.  What area specifically are you looking in?  your budget sounds tight (obviously depending on the section).  The U-City houses are big and the victorian's do cost some money to maintain....

Can anyone recommend an accountant that is well versed in real estate as well? Someone who finds loopholes to avoid/defer ordinary income tax.
