hello BP!

I have been studying real estate investing for about the last 6 months and just keep getting more fired up! After finding BP and its podcasts I've really started to get my roots in understanding the deeper knowledge of investing and im looking to start some of my first deals!

I'm 23 got a wife and 2 amazing little kids ( boy 2 yr and girl 1 yr old)

My dream is to be financially free with monthly cash flow, so that I can be a world changer! It's my desire not to ask people for money to go do missions and preach the Gospel about Yeshua (Jesus) but to use wisdom in investing so that I can support my family and I and others who desire to do  the work for God's kingdom as well.

I would like to start an orphanage and a house for widows one day as well.

James 1:27 "Religion that is pure and undefiled before God the Father, is this: to visit orphans and widows in their affliction, and to keep oneself unstained from the world."

Also looking at a Fannie Mae homestyle rehab loan vs the FHA 203k. Any opinions on which one would serve me better?

Hello! I've been looking for a while to get my hands on my first deal and i believe I have found it. But have a few questions about the 203k rehab loan. I only have a small chunk of savings for a down payment so this is my plan of attack. -first of all the house has been vacant for about 9 months I think, and it needs a total gut job. My estimated price I'm going to pay for the house is 95,000 but it needs about 95,000 more for the whole remodel. But now I've found that the FHA 203k loan only gives up to 50% towards rehab of the total purchase price? Which means I would only get about $45,000 for remodel costs, which is not enough. Any ideas or helpful insight I could get on this issue? Also my father in law is a licensed contractor and he is going to be the GC for the job. Thanks so much! Thats encouraging to hear! Yea I would rather find a house that just needs to be flipped instead of moving it. And his park is filled with houses already. -what strategies or tips to finding mobiles for sale?

Hey I'm a newbie starting out in Yelm, WA. I have been learning for a bit now and trying to get my hands dirty finally doing something. Currently living in my in laws mobile home park and I'm looking at what the possibilities are for finding manufactured homes and flipping them since I only have about 10K of capital. My dad is experienced in moving mobiles and setting them. We could just buy the home already in a park and re-sell. Or find homes that need to be moved, renovate them then find a park willing to take it in, and then sell. Would love to hear some thoughts and ideas or experiences in this line of strategy. Thanks!
