Hi Ellis, Thank you! I had a similar idea (having one of the mortgage brokers I know underwrite any prospective buyers. My though process in undercutting the bank by 1 % was to possibly attract qualified buyers. Being that rates are up it's another way to offer exatly what you mentioned; the chance to own for a couple hundred bucks more than renting.

Hey gang, has anyone used this strategy as of late? I'm thinking I can get a nice purchase price if I under cut the banks by 1% and offer 15% required down as opposed to the traditional 20%. The cash flow is a bit sub par on this one and I anticipate some larger expenditures coming my way in a year or two so I'm contemplating this as an option. It's very tempting when you look at what you'll get pais out over the 30 years as comparedto the selling price. Obviously there is risk involved (as with anything). How would you underwrite prospective buyers?

Hey there, I just put one of my properties In an LLC. I have an account dedicated to it but its not a business account. Should it be?

Furthermore, should the tenants be paying rent to me or technically to the name of the LLC? FYi Im a nubie. This is my second property ita a two family in NJ. Thank you for the time and input.

Hey Ladies and gents,

I have a bid in on my first prospective rental property. At what time is it necessary to form an LLC to protect my personal assests from liability? I know of people who put each property inder its own LLC but im not sure when that should take place during the process.

Hey gang. would anyone happen to know if the foreclosure information is an extra fee? Im a new pro-member and when I click on a property through the find deals-foreclosure search it asked for credit card info. Any help is greatly appreciated.
