@Jason N. We were looking for something that would allow for easy organization of contacts and leads, potentially a built in CRM, ability to blast out SMS easily while also keeping those messages organized. We are checking out a service called REI Blackbook and we are liking the service and believe it will be something we can grow with over time.

@Dan Sheeks Thanks Dan! The article was really good and provided me some good insight. It really makes me wish I would have been interested in RE back in high school so that I could have been working on this stuff earlier. Luckily, I have a good credit score and have been saving money since then anyways. I'll definitely stay in touch, I appreciate the willingness to help!

@Joe Mannino I appreciate the input. I had thought about seller financing, but not private money. I just recently thought about the fact that I would probably have to get a cosigner in order to be approved. I have talked to my parents many of times about my plan for househacking, but since I had never considered needing a cosigner I have never brought that up to them or asked. I'm curious how you went about this with your dad. Was he onboard from the start or was this something that he needed major convincing on?

Hey fellow BP forums members! I am 20 years old and a new RE Investor looking to get into my first househack within the next year. Being young and a college student I do not make a ton over the course of the year, at least not a ton that is taxed. Currently I work a part time job year round and during the summer I work a full time job being paid by a family friend so I am worried about being able to show a steady income that lenders would like. So, I am not sure if I would be able to get approved for a FHA loan which I believe would be ideal for me. Maybe I could discuss getting someone to cosign on a loan with me? With that being said I am curious what ways others might recommend I go about financing a deal. Any advice and takes on my situtation will be much appreciated!

Hey guys! I am curious what SMS services other wholesalers are using to find deals. Currently my team and I use REI Rail, but we are a considering a switch because we feel like we are outgrowing the service, and need some other features that can make the SMS side of our deal finding process easier and more efficient. So let me hear any of your recommendations, and feel free to let me know what you like about the service, and what you do not like. Thanks guys!

@Daniel Chavez nailed this on the head! I agree with him it is never too late to start wholesaling. I just started not long ago, and while I am still working on doing my first deal I think it really boils down to how much you put into it. If you want to make it work you will find the time and effort yo put towards. Not to mention if you actually get good at everything that comes with wholesaling (Finding deals, negotiating, seller/buyer communication, running numbers, and finding comps) you will be better than almost all the wholesalers out there. That is everyone's biggest complaint about wholesalers, they are not good and bring bad deals just trying to make a quick buck. And not only are those skills important for wholesalers, but they will be important in the rest of your investing journey. Hey Bigger Pockets users! I am a new investor looking to buy my first rental or flip within the next year. I am located in southern Indiana, right around Greenwood. I'm curious to see where other investors are investing here in the state. I know Indianapolis is a popular market, but I'm also interested in looking in some other areas outside of Indianapolis. That can be North, East, South, West, it does not matter, I just want to know if there are some other areas Indianapolis Investors are keen on!
