Attend your local REIA. Show you are serious and I am sure someone will fund you. Its all about the relationship. I have done many flips and never used a bank.

@Benjamin Barredo all estimates should be free. You want 3 bids on each project. At first it will seem like a lot of work. I sub out and I am the GC. Make sure they have a bank account, know what a scope of work is, have some kind of insurance or have them sign a liability waiver, lien waivers, and please have them give you recent references (very important). There is more in detail but this is a start.

@Monica VanzantOnce you get that first deal going. Everything becomes easy. So the main thing is just get out in the field a find that property. So what if you mess up. Wholesaling was my stomping ground and learned everything. My first deal I lost out on $2500 due to not understanding how taxes work. I negotiated a sales price that did not include back taxes due at closing. I did not know in this city I was working that even if you live in the city you still have to pay county taxes. Well I learned and that never happened again. It cost me $2500 and I still made $2500 and the good thing was I built in a $5000 spread and it was not my own money.

@Lauren H. I agree with @Brian Levredge, this city has a lot to offer for investors. But the key is relationships like many places. Find out who's doing what and connect with them. The challenge with Dodson ave to Campbell is you will fall into the war zone. As you go into Campbell st things get a little better but still a challenge. If you're a risk taker in the rental arena this could be a go for you. House's are cheap but be careful there is some new zoning in that area which we call East Chatt. Dayton Blvd is not bad at all only minutes from downtown but the challenge in my opinion is the MLS is high right now and driving for dollars or other marketing methods would be ideal. What's your focus right now ?

@Michelle Fulcher it is true you can get a deal with absolutely none of your own money. I have done it many times. From wholesaling you can make a lot of cash with none of your money. For rehabbing it's all built on a relationships. I have done many rehabs using private lending with no out of pocket money. Better yet I walk out of the closing office with a check from the property I just bought. Pretty cool stuff  and you can do this too.
