@Robert Wodogaza Ideally i would like to work to invest in other markets but because of my inexperience my investors may be scared off having their money invested further away. I'm worried they are going to become uninterested if i don't find a deal soon but i will adopt the strategies everyone above has listed and go from there. I hope to meet some of you at the REIA meeting next week in Dedham. Thankyou

Hello B.P. Community,

   I have assisted with three flips and have raised enough confidence from people around me who are willing to invest in me. The problem i am having is that the market in my area, southcoast Ma seems to be getting more and more competitive and i have looked at several houses and made cash offers on 3 but i am getting outbid. Maybe my tolerance for risk isn't as high as other investors? I'm wondering if anyone has any ideas on ways to buy houses in my area off market? I have tried driving for dollars but I'm having trouble getting in contact with owners of homes i find. Should i be looking more towards the foreclosure market? I'm trying not to get discouraged but any help would be greatly appreciated.

I'm having trouble finding properties near me, I have been driving around and found many properties that appear to be vacant but i always find out that they are bank owned and can never get in touch with anyone at the banks to buy the homes. Do you have any suggestions for me? I have looked at a few properties with an agent but none of them fit into my ROI criteria. Is there too much competition? Any suggestions would be extremely helpful. I want to get started but I don't want to get burned on my first house and not be able to raise capital for future investments.

Hello BiggerPockets Community,

my name is Shawn I am 19 years old living in Massachusetts about an hour south of Boston. I am interested in getting into real estate investing. My plan is to start by flipping houses in my area. I have been doing a lot of research and found a home that i knew a lot about up for a foreclosure auction. The auction was today but got postponed so i figure this is a good time to get to know the community that i'd love to be apart of. i have listened to all the podcast and im excited to start connecting and learning more.
