Farmingdale!!!! Neighbors!!  Peter tell me about it.  Now are we talking 4 in the last 10-15 years? or in the last year? what's the biggest challenge besides the strong rental market creating relaxed PM? give me an idea of the area code(s) your in.  I was looking at 14611, 09,08.

Today I have spoken to an attorney(investor) , Realtor (investor) and a few other non-investor realtors who all said the same thing.  THE PROPERTY IN ROCHESTER NY SUCKS!!!  I'm interested in hearing the experience of current investors from the area or strategies to deal with poor property management.

So I'm negotiating with a seller as a RE agent representing myself. Initially, in this deal and according to MLS Seller buyer agency commission is split 50/50 (ok great) I submit my offer $9,500 below asking( including my commission in the purchase price to lower the purchase price and the seller counters with "I'm not paying any of the buyers expenses including commission. Is that even possible? The fact that the 50/50 split was on the original listing (on MLS) I'm wondering if in there counter the seller is breaking the law. p.s. he counter came in the form of an email not in an official contract. Any Thoughts?

What's going on BP world? Looking for quality property management in Schanectady NY to manage a multi-unit that I currently have under contract. Ideally the PM I work with will be resourceful, honest and has a certain level of business acumen. I am willing to pay up to 15% of the rental income$303.75 monthly. INVEST!!!!!! Your student loan debt is alright to have. It's normal in the eyes of creditors( how much we talking?)and with your low interest rates I'm sure the payment is not effecting your lifestyle. You are young! Your risk tolerance should be threw the roof. GO FOR IT!! Read/Learn before actually pulling the trigger. figure your niche and go for it. God Speed -
