@Adam Blachnio there are no set rules...but just be honest. If you need more time, just let them know. It's all negotiable. If another buyer comes in and can move fast, you may lose it, but if there is no one else, they'll do the deal with you and wait if they have to.

I'd suggest putting it in your LLC. You'll have to personally guarantee it anyway, but from a liability standpoint, you'll be off the hook on your other personal assets if something goes wrong.

@Daniel Livermore find a few local flippers who have great reputations, intro yourself and see if they can mentor you, you can intern or you can invest, so you can shadow them and learn the process from a great source.

@Brandon Miles for cosmetic flips, we use $85/sqft; For full gut to spanking new, we use $120/sqft for rehab budget.

@Karina Gomes yes, ROI is the most important, and that is usually dictated by the acquisition prices. Typically, with Off Market Deals, you are able to get less eyes on it, thus a better price for the most part. Once it listed, EVERYONE sees it..investors and retail, so the demand can be higher.

At the end of the day, ROI is important, but most deals with enough margin, from my experience are off market.

@Toby Gingold yes, you can have MANY accounts for the same LLC. If I were you, I'd set up:

1. checking account for each to keep the books clean

2. a savings account for each to put money aside for taxes and tax return prep

If I were you, I'd put something together that is diversified, and entered in with strong referrals and a lot of due diligence. Something like this:

34% into properties that you own and operate (airbnb, SFR rentals or multi-families).

33% into multiple publicly traded REITs

33% into seasoned investors/companies that have REI portfolios, or fix & flips or rentals
