VA is a much better loan option than FHA. You should pay a lower rate with the VA, because the VA guarantees the amount of the loan over the conforming, 80% LTV, whereas with an FHA, you, the borrower, pay mortgage insurance via a higher rate on your loan. FHA requires 3.5% down as a minimum and I think you can go 100% with the VA. Furthermore, the VA deal is set up to protect the vets and active duty by doing an additional form of underwriting. If they say you can't afford a particular deal, you should really think about it.

If you need a good VA loan broker, I can refer you to one.

Tax Deed purchase. Will work with Buyer on Quiet Title if need be.  Absolute Auction means it could sell for $500 or $20K+. At the higher end Seller is willing to use Meridian Title to certify the Title.

If your grandmother still has a decent book of business, you should partner with her and ride on her reputation.  Being a Realtor is a tough job and the problem in CA is that everyone you meet/know has 5 or 6 realtors that are relatives, spouses of friends or relatives, etc.

If you do move to SD, start saving.  This is a very expensive place to live, and jobs here don't pay that great because everyone wants to be in San Diego, so good jobs don't get turned over too often.

@Nicholas Baughman, why not get the best refi you can on the house so you have a full VA entitlement ready to go. Maybe take a little cash out for the kitchen, and do some upgrades, and try to do some of the work yourself. You don't literally need to swing the hammer, but if you find the pieces you want and coordinate the install directly, you can save some money. Make sure you do the math on the rate buy down to see if it truly makes sense.

Then use your VA to buy a new "Primary residence" that consists of the 2-4 units that you want to buy. I have looked at this scenario for a few other vets, and I believe it is feasible. You can rent your current primary residence for a year, then decide to move back in for family/school or many other reasons. Then you have a highly levered SD rental property being paid for by your Tenants. Pay extra on this mortgage to increase the equity and lower the risk. Do a Conventional refi when you can, rinse and repeat.

Investing in San Diego is generally good, as long as you are taking a long term approach.  Screaming deals are hard to come by, but there is usually something good to buy if you keep your eyes on the opportunities. Good luck.

Looking for an attorney referral in Northwest Indiana (Lake County) to try to stop or suspend demolition proceedings.  Looking for representation at Board of Public Safety meeting in East Chicago to represent Home Owner and Buyer and technically the lender, Fifth Third Bank.  Next meeting in Wed May 10.  Contract to purchase being signed today.  Preliminary Short Sale docs already being processed.  Possible someone to wake up the lender to get them to request a stay.
