Hello If I am looking into putting a property under contract but I am not in the state to be able to physically inspect the house how would I be able to otherwise properly estimate repair cost to do my own numbers research before actually buying and/or selling? Have a few peads in my home town have some people I can send to even inspect if I was to get anything under contract just would like to know the proper steps to take beginning this process thank you!

@Tom S. Thanks Tom I appreciate the advice and feed back I thought about doing the house hack just wanted to look more into It wasn’t quite so sure since the majority of what I have been researching is wholesaling but I will most certainty check that out thank you again!

Hello I am new to real estate investing, I have been researching for about 2 months now. I’ve read a few books watched tons of YouTube videos & even recently I have been driving around & writing down addresses of potential properties. I’m just having trouble getting started I’m stuck from here I’m anxious to jump in I just want to be sure I am getting into the correct deals & what steps to take when I actually do start the process I guess my question is what would be the next step? Do Infirst look for a private lender and just try to get a few wholesale properties to start being able to find myself, how I do go about finding the owners of the properties and running numbers to structure the deal? Like I said I’m real anxious to start just need to know where to start at? I’m located in the Houston Tx area & anyone who can help would be greatly appreciated even to have a mentor/partner to start out with just anyone with info on where to get my real estate success journey started let me know thank you!
