Curious, Im still learning but what did i miss? You said total cash invested was $17k but that was for rehab was the 25% down payment wrapped into loan, or is the actual cash invested $30,500 ($17k rehab cost + 25% down payment of $54k $13,500)

@Moran Friedlander I was looking for answers on this as well because It still does not makes sense numbers wise on how he is only paying $800-$1200 a year towards the loan amount ??

Hello all, I wanted to know if anyone in the Houston Tx area has used “The Flipmans” one page contract I was recently told a lot of title companies do not like dealing w/one page contracts here anymore and I will be using his to get my 1st house under contract was wondering if anyone had any info on what title company doesn’t mind the use of the one page contract “FliPmams“ specifically or if you recommend just using the standard 1-4 TREC please let me know thank you!

What would you guys recommend as far as strategies or search methods to put together a good cash buyers list so when I finally do get properties undrt contract I can jist have a direct mailing list & not have as hard a time finding a buyer and signing over contract ?

Still new learning different methods been driving for dollars making offered on properties all the good stuff getting more comfortable and Infeel like I’m super close to getting and closing my first deal soon (praying before month is over) but I still need to know where I can obtain the proper contracts and what contracts I would need for certain situations!! Located in the Houston Tx area! All answers are welcomed just want to get my first deal under my belt lord knows I need It right now! i have faith it’ll happen soon!
