Completely understand what you are saying.  I'm definitely putting the cart before the horse.  I've sent out 1 yellow letter campaign.  Made a few offers, have 2 appointments next week and one contract sent out to a seller.  Hopefully I can make something out of those 3 leads.  Getting ready to send out 1000 more to absentee owners.  And I sent out 100 letters to pre forclosures.  Starting small and gradually building up

10+ years of residence 

SFR, Multi-Family, Duplex, Triplex, Quad

Trustee and Corporate excluded

1000 postcards

I have refined my criteria which has given me more people to mail to.  And I do think I'm going to stick with yellow letters for now.  Thanks for the support!
