Ben Mizes Ben, in my area you can get something nice for $30-35 /sf. This would be a basic piece of granite. Shop around and you'll find a good deal. Also, as for maintenance, I do agree that granite is porous but all it takes is a simple spray bottle field with dealer and wipe it off. This is fine once a year with very minimal effort. You can do it each time you turn the unit.

Steven Mitchell Also, don't try and recreate the wheel here. There are lots of people who would be willing to share their application. Just make sure that you are reviewing it for HUD compliance before sending it to any prospective tenant

Peace Lily It's amazing what some contractors try and pull. There is a reason that inspectors have rough in inspections and final inspections. The reason is because if you use the correct process, then this is a non-issue. Process is this: 1. Electrician installs rough wiring and boxes on the studs (no receptacles) 2. Drywall is installed and finished. 3. Paint is completed 4. Electrician comes back to complete his final work (install receptacles and face plates)

Does anyone have any recommendations for a non-recourse lender in Raleigh?  I have been working with a residential lender but am interested in working on a larger deal currently and my broker does not lend for commercial or portfolio loans.  Any recommendations would be great.  Thanks

I am looking to make a move to use a professional accounting system as I currently manage 5 properties and am using an excel spreadsheet.  Time is money and I am trying to continue to grow so I am looking to simplify my efforts at this time.  I have reviewed the forums and I have not seen this question asked specifically and wanted to know if anyone could shed some light on the topic for me.  

I was wondering if anyone has any philosophy on Freshbooks vs. Quickbooks?  I have looked into other software and I am thinking I am going to go with one of these two.

Could anyone provide some pros and cons of these two software?  Thanks in advance

1. Basic startup legal counseling to assist you in taking the steps required to start your business consistent with applicable laws, regulations, and ordinances;

2. Drafting Articles of Organization;

3. Filing your documents with the appropriate Secretary of State;

4. Obtaining a Federal Tax ID (EIN);

5. Drafting of Operating Agreement; and

6. Providing you with final copies of all documents prepared for your records

7. Transfer Title on existing rental properties (5)

Brad Smith With that amount of rain, I would not take the chance of not installing them. Water is the true enemy of all construction. As soon as it finds a way in, it just keeps getting worse. Gutters are cheap insurance that I would not take the risk on
