I have $20k and I want to invest. I currently own and live in a multi family with some equity purchased in 2014. I would like to start with properties under 100k I work full time have a husband two sons ages 6 and 3 months. I want to buy and hold leaning toward turn key investing out of state because we can't afford the NY market. I've been stalking BiggerPockets since April 2016 and just became pro last week. I'm scared to take the plunge but I have to achieve my goals of generational wealth for my boys. Question is in regards to financing. Would you go the traditional bank route or continue to save/ use other portfolio funds to purchase cash or hard money lender?    

Roy N. Sue Kelly thank you I'm checking into NY tenant laws regarding entry when she isn't there. Her messiness is more on the dirty side but no issue with bugs or rodents and I can live with that. It just really bothers me when you want to do the right thing and they give you a hard time. I'm working on taking my emotions out of all of this. Thanks again.
Two family house that we live in purchased July 2015 we inherited the tenant. She has been here for 7 years pays her rent normally two days late and she is slow to notify of any repairs. The bathroom floor needs to be redone the tile is cracked and by my standards unacceptable. We have tried on numerous occasions to have the worked done but she is never available or doesn't answer the door. The last time I was in the apartment October 2015 it was a mess. She isn't very clean. What can we do? I don't want the floors to create another problem.

Hello I'm am new to BP and doing my due diligence with research research research. I live in NY so you know its very expensive. I own and live in a two family home. Looking for opinions on turn key investing in other states. We want to invest for long term buy and hold and cash flow. Thank you
